There are some important changes coming soon due to recent legal developments with the National Association of Realtors (NAR) you need to be aware of. As your trusted Real Estate Professional, we want to ensure you get the most accurate information.

Starting August 17th, buyers will need to have a signed agreement with a Real Estate Agent before they can view any properties. This change is designed to make sure buyers get the best support and guidance during their purchasing process.

Additionally, changes are being made to clarify how a Buyer’s Agent is being compensated. There are now three possible arrangements for covering these commissions:

  • The seller may cover the Buyer's Agent commission.

  • The commission could be shared between the buyer and the seller.

  • The buyer may be responsible for the full commission.

At this time, we are still seeing a lot of sellers offer concessions toward buyer’s closing costs to cover these fees, but this is a very fluid environment and this may not be the norm in 3-6 months. If you are in the market this may be your only opportunity because adding an additional 2-3% to your closing costs may SHUT the door on your home buying journey down the line. It is now mandatory that ALL Realtors have a Residential Buyer Brokerage Agreement signed to view homes.  This is the new industry standard. This agreement clarifies how your Agent representing you is compensated.
